3. Services

968 Ludlow LLC provides property maintenance services including, but not limited to: plumbing, electrical, HVAC, appliance repair, roofing, flooring, drywall, painting, pest control, mold treatment, exterior deck, gutters, windows, garage doors, pressure washing, ceiling tiles, debris and trash removal, and general handyman services.

All services are subject to a separate written or verbal service agreement. These Terms supplement any such agreement and govern the general relationship between you and 968 Ludlow LLC.

4. Quotes and Pricing

• All quotes provided are estimates based on the information available at the time. Final pricing may vary depending on the actual scope of work discovered on-site.
• We will notify you of any material changes to scope or pricing before proceeding with additional work beyond the original quote.
• Quotes are valid for 30 days from the date of issue unless otherwise stated.
• Emergency or after-hours services may be subject to additional charges.

5. Scheduling and Access

• You agree to provide our team with safe and reasonable access to the property at the agreed-upon time.
• If access is not available at the scheduled time through no fault of our own, a cancellation or rescheduling fee may apply.
• We request a minimum of 24 hours' notice for appointment cancellations or rescheduling.
• 968 Ludlow LLC reserves the right to reschedule services due to severe weather, unforeseen circumstances, or other legitimate reasons.

6. Payment Terms

• Payment is due upon completion of services unless otherwise agreed in writing.
• For larger projects, a deposit may be required prior to commencement of work.
• Accepted payment methods will be communicated at the time of service agreement.
• Overdue invoices may be subject to late payment fees and/or referral to collections.

7. Warranties and Workmanship

968 Ludlow LLC stands behind the quality of our work:

• Workmanship warranty terms will be outlined in the service agreement for each job.
• Warranty coverage does not extend to damage caused by misuse, neglect, unauthorized alterations, or events beyond our control.
• Materials and parts are subject to their respective manufacturer warranties.

8. Limitation of Liability

Our total liability to you for any claim shall not exceed the amount paid by you for the specific service giving rise to the claim. We are not responsible for pre-existing conditions, hidden defects, or damage not caused by our work.

9. Property Condition and Pre-Existing Damage

Prior to commencing work, we will make reasonable efforts to document any pre-existing damage to your property. You acknowledge that:

• If pre-existing conditions require additional work beyond the original scope, we will inform you before proceeding.
• You are responsible for ensuring that the work area is clear and accessible.

10. Insurance

968 Ludlow LLC maintains appropriate general liability insurance. Details of our insurance coverage are available upon request. Customers are encouraged to ensure their own property insurance is current and adequate.

11. Intellectual Property

All content on our website — including text, graphics, logos, and images — is the property of 968 Ludlow LLC or its content suppliers and is protected by applicable intellectual property laws. You may not reproduce, distribute, or use any content without our prior written permission.

12. Website Use
